We loved the convenient location, with easy access to trams and close proximity to Patuso restaurant just outside the back entrance. The hotel was also near good restaurants, bars, Rod Laver, theatres, and the railway station. The cleanliness of the apartment was impeccable.

Our stay at Boutique Abode 316 was absolutely fantastic. The location was perfect, with trendy eateries just a stone's throw away and a tram stop right outside the front door. The apartment itself was modern and tastefully furnished, creating a welcoming and cozy atmosphere. We were particularly impressed with the little extras provided by the owner - fluffy towels, clean and comfy sheets, and even a thoughtful touch of milk and Tim Tams. Despite being located on Flinders Street, the apartment was virtually soundproof when the doors were closed. The view from the balcony overlooking the botanic gardens was simply breathtaking, and we also enjoyed spending time on the shared rooftop terrace. Though there were a few minor repairs needed, they didn't impact our overall stay. The host, Rob, was outstanding and went above and beyond to make sure we were comfortable and warm. I would highly recommend Boutique Abode 316 for a stylish and classy city getaway. we had a fantastic time and would definitely stay here again.
