The hotel staff are incredibly friendly and helpful, making us feel welcome from the moment we arrived. The property itself is stunning, with beautiful rooms that are immaculately clean and well-equipped. The beds and pillows are exceptionally comfortable, ensuring a great night's sleep. The views from the rooms are breathtaking, especially at the back of the hotel. Despite being located on a busy road, there is surprisingly little noise, allowing for a peaceful stay. The location is perfect, just a short walk from Waverley station and within walking distance of popular attractions like Princes Street and the castle. The hotel is also conveniently located near bus and tram stops, making it easy to explore the city.

I had the most incredible stay at this hotel! From the moment I arrived, I was warmly welcomed by James and Ellen, who made me feel right at home. The level of cleanliness throughout the hotel was impeccable, and my room was not only spotless but also beautifully decorated. The hotel facilities were top-notch, and the stunning view of the city from my window was simply breathtaking. The location of the hotel couldn't have been better - right beside the tram stop from the airport and within walking distance to all the main attractions this city has to offer, from the historic landmarks down towards the Forth, to the bustling restaurants and bars. The staff, especially Ellen, were friendly and went out of their way to provide exceptional service. I can't wait to return with my kids!

I had a fantastic stay at a hotel conveniently located across from the bus station. the Forth room had an exceptional view of the Firth of Forth, and the staff were friendly and helpful throughout my stay. With easy access to the Ocean Terminal, Playhouse Theatre, and Vue Cinema, as well as plenty of nearby pubs and dining options, the hotel was in a great location. I also appreciated that it was within walking distance of George Street, Rose Street, and Princes Street. the room itself was comfortable and quickly heated up. a chic New Town hotel with a great city center location.

We had a great experience staying at 28 York Place. the staff were friendly and helpful, allowing us to leave our luggage both before check-in and after check-out. the location was perfect, with easy access to the main streets and stunning views. the tram stop was conveniently located just 100 meters away, providing quick and affordable transportation to the airport. the rooms were comfortable and clean, with big beds and daily cleaning service. We also appreciated the hot showers and the option to use the free standing air conditioning unit. the hotel had a small bar for evening drinks, and we never heard any noise from other guests. it was a perfect boutique hotel for our city break.

This hotel was the perfect choice for my business trip. I was surprised with the complimentary breakfast and Wi-Fi. the hotel had an outstanding location, just a few minutes walk from the main shopping area and attractions. I really enjoyed the excellent service provided by the friendly staff.

Although my stay was overall excellent, there were a couple of minor issues. the lighting in the bathroom was too dim due to a lack of bulbs, and the sink had some drainage problems.

The hotel is conveniently located, just a short walk from the train station and right next to the last tram stop from the airport. It is also opposite a shopping centre and close to the center. The rooms are clean and comfortable, with excellent bathrooms and lovely toiletries. The staff is friendly and welcoming, always ready to help. The breakfast is freshly cooked, and you can even request your preferred dishes in advance. Additionally, there are little extras like chocolate biscuits and a welcome note in the rooms.

The only downside would be if you have difficulty with stairs as there isn't a lift.

The location of this hotel is excellent - right across from the tram stop and bus station. It's fantastic for easy access to the city sights and the tram. Plus, it's only about a 3-minute walk from the town, so you're close enough to the action but away from the bustle of the high street.

The room was extremely warm and it seemed like there was no option to open the windows for some fresh air. Additionally, the walls between rooms were quite thin, so you could hear some noise from the neighboring rooms.

We stayed at 28 York Place for 5 nights during our family visit to Edinburgh. The location was fantastic, with Princes Street and the Royal Mile just a short walk away. The bus station and Edinburgh Waverley were also conveniently close. Our room was warm, quiet, and beautifully furnished, with a stunning view of the Firth of Forth. The individually cooked breakfast was delicious and the staff were friendly and helpful. we had a comfortable and enjoyable stay at 28 York Place and would definitely recommend it for its great location and value for money.
