I had a fantastic stay at this guest house. the room I stayed in, which was located upstairs, was spacious and beautiful, featuring a lovely bay window. I was pleasantly surprised to find a refrigerator with a complimentary bottle of water upon my arrival. the location was ideal, as I could easily walk into town to explore. the check-in and check-out process was straightforward, and I didn't need to interact with the staff. There was plenty of parking available on the street, and the room itself was comfortable and offered great value for money. I would definitely choose to stay here again!

I recently stayed at a hotel near the university, and I was pleasantly surprised by the value for money. The prices were reasonable, and the attention to detail was impressive. The location was not far from Belfast city center, making it convenient for exploring the city. The staff provided excellent service, and the basic amenities were all present. The rooms, especially those on the 3rd floor, had a nice view of a lovely back courtyard. The beds were very comfortable, ensuring a good night's sleep. Additionally, the breakfast options were varied and delicious, including the vegan blueberry pancakes.

My experience at this hotel was excellent and there was nothing that I believe could be improved.

I stayed at Avenue House for a few nights while visiting Queen's University. The staff was fantastic, always just a phone call away and incredibly helpful. The location was perfect, with plenty of great food options and easy transportation nearby. Parking on the street was never an issue. The room was spacious and comfortable, and the breakfast options were superb.

The Avenue House was lovely and the staff was so polite and friendly! Alice made us feel so welcome and she also cooked one of the best breakfasts I had while we were on our stay in Ireland. The setting in the dining room was just gorgeous and roomy. Our room was a great size and it even had a mini fridge! Also, the bed was extremely comfortable. During our stay in Belfast we did the Game of Thrones tour which I would highly recommend to anyone. I am very pleased with our choice as we stayed in Belfast, and I will come back and stay here the next time we are traveling to Ireland. I will miss it!

This cozy guest house was the perfect place for a weekend getaway. the location couldn't be better - just a short stroll from a beautiful botanical garden and a lively university quarter. the staff was extremely friendly and went above and beyond to make our stay comfortable. the room was spacious and had everything we needed, including a refrigerator and a comfortable bed. the breakfast was delicious and included a good variety of options to choose from. We especially loved the scrambled eggs and smoked salmon. we had a wonderful experience and would definitely recommend this place to anyone visiting the area.

The only negative aspect was the noise from the street early in the morning. However, this is just a minor inconvenience and is to be expected in any urban area.

The guest house has a great location, with restaurants within walking distance and close proximity to Queen's University. You can easily explore the city center as it is somewhere so close. The rooms are pleasant and comfortable, with tea/coffee making facilities and a small fridge. The breakfasts are tasty and freshly cooked to order. The staff is friendly and welcoming, creating a homely atmosphere.

The shower temperature control can be a bit temperamental at times.
