We had a fantastic time staying at this place. The hosts were very welcoming and made us feel right at home. The breakfast was delicious and had a great variety of options. The location was just near enough to the center, making it easy to reach all the attractions. The service and housekeeping were top-notch, and we were impressed with the room amenities such as the ironing facilities and tea and coffee facilities. The free wi-fi in the rooms was a bonus. we had a great experience and would definitely recommend this hotel to family and friends.

We stayed at this lovely B&B during festival season in a perfect location. Conveniently located on a bus route, we were just minutes away from Princes Street, the Royal Mile, and the beautiful Firth of Forth. The hosts, Gareth, Matthew, and Christina, were warm and welcoming. The room was comfortable and well-equipped, and we enjoyed the little extras like coffee and biscuits. A truly wonderful stay!

The cleanliness was impeccable, with the rooms and facilities spotless. The hotel is located in a quiet area, away from the hustle and bustle of the downtown area, but still easily accessible to the city centre and Leith. The transportation options were convenient, with a tram stop nearby and a bus stop right outside. The staff were amazing, providing a warm welcome and being exceptionally helpful throughout my stay. Also, the breakfast was absolutely delicious, with a wide selection of options to choose from.

The location of this hotel is absolutely unbeatable! It's just a short walk to all of the main attractions, which was perfect for our city break. the service was also fantastic, with friendly and helpful staff always willing to assist us. Another great aspect was the comfortable and well-furnished rooms.

Although we had a great time at the hotel, we did have a minor issue with the breakfast. We found a couple of items that were not up to our standards, which was a bit disappointing.

Additionally, there was a bus stop right by the hotel, making it convenient to explore the city.

Lovely owner, Gareth. Brilliant breakfast with fresh fruit. Comfortable bed. Wide variety of cereals, fruits, croissants, muffins, fresh bread. Extremely helpful host with recommendations. Wide range of cookies and brownies in entrance hall. Comfortable and well-lit Bedroom 1 with fantastic "chaise lounge". Take-away breakfast bag provided for early departure. Upgraded to larger room. Spacious and clean room. Free parking directly in front of the house. Highly recommended place.

The hotel was conveniently located within walking distance of the train station and the local area was quiet at night. the rooms were clean and the beds were comfortable. the breakfast in the morning was a delight, with a good selection of fresh, homemade options to choose from. the owners were polite and responsive to personal requests.

The bathroom in the room was a bit small, and the toilet seat was uncomfortable. the room I stayed in faced a main road, resulting in a lot of noise from traffic throughout the night.

We felt like family with a warm welcome, friendly staff, and great local recommendations. Easy access to public transportation.
