The location of the hotel is great, with easy access to several buses and close proximity to all the tourist attractions. It is also fairly close to the city centre, just a 25-30 minute walk to the Royal Mile. Additionally, there is a good Indian restaurant with excellent food right next door. The staff is friendly and accommodating, and the rooms are clean and tidy, with a nice view of Arthur's Seat from some of the rooms. The breakfast options are varied and satisfying.

The bathroom in some of the rooms can be quite small.

This hotel is in a great location, with easy access to the city center and all its attractions. The bus routes straight into the city center make it convenient to explore the area. The staff here provide great service and are always willing to assist with tours and tickets. The room amenities are top-notch, with everything I needed for a comfortable stay, including ironing facilities, heating, air conditioning. The free toiletries and electric kettle were a nice touch. The television and telephone provided entertainment and convenience. The parquet floors added a touch of elegance to the room.

We had a fantastic stay! The warm and welcoming staff made us feel right at home. The property's high ceilings and beautiful cornices added character. The breakfast was delicious, with table service and unlimited tea and coffee. The location was great for exploring the city, with easy access by walking or the reliable and frequent bus service.

During our Christmas vacation, we stayed at a lovely little guest house. We loved how clean and well-maintained it was, with fresh towels provided regularly. the breakfast offered a good variety of options, including croissants, scones, toast, and eggs. the location was perfect, just a short trip to the city center, and with secure and easily accessible parking.

We did have a few issues during our stay at the guest house. the room was quite small and lacked storage space.

The room was spacious and clean, with comfortable beds and pillows. the location was convenient, with easy access to public transportation and attractions in the city. Plus, the breakfast served at the hotel was delicious and satisfying.

The hotel lacked proper sound insulation, which made it quite noisy at times. the room temperature was difficult to control, and it felt too warm for my liking.

Leaky bathroom.

The hotel provided complimentary tea and coffee in the dining room, which was a nice touch. It was convenient to be able to work downstairs on my laptop during the afternoons. The rooms have been recently renovated and were quite impressive.

My room was facing the street and there was a lot of traffic noise, so earplugs are a must. The shutters in the room did not block out all of the light, so it would have been nice to have curtains as well.
