I had an amazing stay at this B&B. The hosts were welcoming and helped me with finding local attractions. The room was spacious and had all the necessary amenities, including a comfortable bed. The cleanliness of the hotel was impeccable. The breakfast provided was delicious and satisfying. The location of the hotel was perfect, situated in a quiet suburb yet still close to the city center. this hotel felt more like a cozy home in a suburban street than a typical hotel.

I couldn't be happier with the value I got for my money at 99 Kirkland B&B. The room was clean, comfortable, and oh-so-quiet. The location was perfect with easy access to buses and trains to the CBD. And the staff? Simply incredible! They went above and beyond to make my stay enjoyable. Highly recommended!

Lovely, great value double room with ensuite, mini-fridge, and aircon. Continental breakfast included with a variety of cereals, OJ, milk, tea, coffee. Fridge in the room was convenient. Good parking options. Friendly and helpful owners. Immaculate room with a comfortable bed. Plenty of information and guide books available. Homemade ANZAC cookies as a delightful surprise. Close to the East Leagues Club for cheap beer, great food, and live music.

Felt truly spoilt, no reason to complain.

I recently stayed at this lovely B&B for a few nights. The wooden floors were perfect for my allergies and the bed was incredibly comfortable, with luxurious bedding. The continental breakfast offerings were generous and the owners and staff were so friendly. I also appreciated the free parking at the back, which was convenient for my hired car.

We had a wonderful stay in this charming old home. the location was great, as it was close to a bus stop and a fantastic club where we could enjoy delicious meals. the hosts, Rachel and Stu, were very welcoming and made us feel right at home. We loved the personal touches, like the homemade shortbread and cheese platter they provided. the room was comfortable and clean, and the breakfast options were plentiful, with fresh milk and juice restocked daily. it was a relaxing and enjoyable experience.

One small downside was that we never got to meet Rachel and Stu in person. All communication and instructions were given in writing, which felt a little impersonal.
