If anything could be improved, it would be to ensure clearer signage for newcomers to easily find the property.

My bedroom was tastefully furnished and had tea making facilities with fresh milk. the bathroom was luxurious, featuring a double shower and a large bath with the option of using candles. the private lounge with an open fire and sky TV added to the homely atmosphere. the breakfast was outstanding, with a wide variety of options including fresh fruit salad, homemade bread, and a delicious full English breakfast made to order. the freshly brewed coffee and freshly squeezed orange juice were the perfect start to my day. With the B&B catering to a small number of guests, I had a relaxed and leisurely experience. Oaks Bed & Breakfast offers excellent value for money and I will definitely return if I pass through again.

the oaks in swaffham was already fantastic but this stay exceeded expectations - beautiful house, tastefully furnished rooms, highest quality linens and toiletries, amazing breakfast with fresh fruit salad and homemade bread, welcoming and attentive hosts. a perfect stay!

Although the lounge area had a TV, it would have been a nice addition to have a TV in the bedroom. However, this is a minor inconvenience, and it didn't detract from my overall experience.

We had a wonderful stay at Oaks Bed & Breakfast. the breakfast was superb with a wide variety of cereals, yogurt, tofu, raspberries, and a delicious full English cooked meal. the dining and lounge area were spacious and beautifully decorated with interesting artwork and lovely pottery. We also enjoyed the view of the garden and the goldfinches that visited.
