The location is very convenient, with bus stops nearby for easy access to the city center and other parts of the city. It is also not far from the University of Edinburgh King buildings. The rooms are clean and comfortable, with all necessary amenities provided. The breakfast is delicious and served with friendly and attentive service. The little extras, like toiletries and informative brochures, are a nice touch.

There was a parade on Sunday that caused some inconvenience and disruption to the stay.

We had a delightful stay at this charming B&B. The room was clean, comfortable, and had all the necessary amenities. The staff went above and beyond to ensure our stay was enjoyable, even packing us a lunch for our early departure. The breakfast was delicious and the wifi worked well. We would definitely recommend this lovely property to others. we had a fantastic experience and would love to stay here again.

I recently had an amazing stay at this place in Edinburgh. The location was perfect, as it was within walking distance to the University and not far from the city centre. Despite being in a relatively quiet street, it was still easily accessible to all the main attractions.

We stayed at a guesthouse during Christmas. the room we were given had a comfortable bed to sleep on and a decent heating system that kept us warm. the staff was helpful in providing us a map with details of the town and bus routes. the breakfast was filling and tasty.

The bathroom was a letdown. We had to share it with other guests, and it was not very clean.

From accommodating our late check-in to providing last-minute parking assistance, the hosts were incredibly friendly and welcoming. the room was spacious, clean, and had comfortable beds, which made for a restful sleep after long days of exploring. the location was convenient, with easy access to a bus route into the city and taxis. We were thoroughly impressed and will definitely be returning.
