The rigid check-in hours are utterly ridiculous!!! A little flexibility goes a long way!!! Plus, a bit more clarity in communication wouldn't hurt. And let’s not overlook the cramped common areas during peak times!!!

Pam was super friendly and welcoming. The breakfast was legit delicious, offering great variety. The location is perfect for checking out the town and nearby attractions. The views over the bay are a bonus.

Pam was definitley a little curt upon my arrival, absoluately uncalled for, and the reception hours are ridiculous—4 to 6pm only? ! I expected at least a welcoming gift or something for all this bother. And let's not even discuss the bathroom situation, not in the room, how quaint! Almost gave a good review but just couldn’t.

The king room with a sea view was fantastic! It had a private bathroom with a walk-in shower, and the bed was super comfy with feather pillows. Pam cooked us an amazing breakfast. The place was clean and cozy, with a view of the ocean and a nice garden outside. Everything you need is right there, even a TV and tea/coffee maker.

Check-in was a bit like waiting for a bus in a rainstorm—only between 4-6 pm. And can we talk about the bathroom not being in the room? How quaint!

the communication was a bit off (arriving time was strict). but the room was cozy with sea views, breakfast choices were plentiful (loved the fresh fruit juice! ), and pam was super helpful with local tips!

Arriving at this charming B&B revealed a warm atmosphere and stunning sea views from our room. Breakfast featured traditional Marche products, and Pam went above and beyond, accommodating dietary preferences. However, strict check-in hours proved challenging, as they limited flexibility when arrival times shifted unexpectedly. Additionally, common areas felt cramped during peak times, limiting guest interaction. Despite these drawbacks, comfortable rooms and the delightful breakfast made for an enjoyable experience overall.

Amazing breakfast views!

Our stay was awesome! The sea view from our room was a total highlight. Breakfast was legit the best, especially the local strawberries and coffee. Pam was super chill and gave us some great tips. Only thing – check-in was really strict, just a little annoying when you’re traveling. But we’d totally recommend it!

no12 bed and breakfast is extremely well maintained and has a big friendly welcome. the location is fantastic, not far from the center, easily reached by walking along the beach path. the breakfast was excellent and served in a pleasant environment. guests loved the beautiful view over the garden and town skyline.
