The location of this guest house is absolutely perfect. Right in the middle of the village high street, it offers easy access to all the amenities you need. the owner was incredibly helpful upon arrival, ensuring a quick and simple check-in process. Lastly, the value for two people was excellent, making it a budget-friendly option.

While the guest house had its positives, there were a couple of downsides. the bed was quite firm, which may not be to everyone's liking.

The communication with the staff was excellent, they were friendly and efficient. the guest house was modern, immaculate and offered a country feel. the rooms were clean, comfortable, and had all the necessary amenities. the location was perfect, right in the middle of Yarm surrounded by great pubs, restaurants, and shops. It was also a short distance from a wedding reception venue. a fantastic stay.

There was a minor sign of damp in the bathroom, but it didn't affect the facilities. the radiator in the bedroom didn't seem to work, and there was no heating in the bathroom, making it difficult to dry towels.

The cottages are lovely and great value for money. the management is friendly and will do anything possible to make your stay enjoyable. the location near the high street is fantastic, with easy access to shops and amenities.

Some maintenance issues were noted, such as black grouting and dust/cobwebs in certain areas. There were also problems with a leaking shower and poor quality bedding.
